Description:

Southampton City Council are looking for an Area Estates Maintenance Manager (Day to Day Repairs) / Contracts manager to work within their Housing Operations and Repairs Maintenance Services team.
We are looking for leaders to help in the delivery of several projects within our area they include but are not limited to; Managing contractors carrying out void repair works and overseeing making safe regeneration properties.
The Area Estates Maintenance Manager / Contract manager will be responsible for the management of contractors and/or direct labour and setting up weekly/monthly performance meetings, delivering void repairs in tight timescales, also responsibilities include but are not limited to; CDM compliance, health and safety management, project programming, project finance, project delivery and scheduling sub-contractors to suit the demand.

Key Accountabilities:
Trade · Responsibility for the writing of new and carrying out annual review of trade specific o Risk Assessments o Method Statements. o COSHH Assessments · Represent specific trade areas within Housing Operations by attending Material / Plant, Equipment and Tool (PET) product reviews / forums with suppliers ensuring that materials and PET meet the needs of staff. · Lead on trade specific queries across the city and attend site (if necessary) to discuss and resolve trade based problems. Voids · Monitor city wide void costs and work with other Area Estate Maintenance Managers to improve efficiency and reduce costs · Overall responsibility for ensuring that all voids across the city are brought up to standard and turned around within strict timescales · Be aware of Regeneration programmes within the area and manage vacant properties until they are handed over for redevelopment · Suggest changes to the Void Standard as and when required · Central point of contact for the Voids Property Co-ordinator · Research best practice within the industry and assist managers in implementing the necessary changes to reduce turn-around time and costs
3. Maximise productivity using reporting procedures and provide monthly budget statements for Trading Review meetings for all relevant budget headings, to include spend, monthly accrual, commitment and balance, together with supporting commentary on any variance to spend profile.
