Job Title: Building Surveyor


Department: Building Surveyor
Job Type: Permanent / Full-time
Reports to: Principal Building Surveyor
Location: Office-Based



Summary of the Role


The Building Surveyor will work closely with the Principal Building Surveyor and the Building Surveying Department to assist in the repair, maintenance, and improvement of properties. You will also handle general building surveying duties to ensure the effective management of the property portfolio.



Reporting Structure


This role reports directly to the Principal Building Surveyor, with support responsibilities to other teams within the company.



Main Responsibilities


General Duties



  • Assist the Commercial Manager in implementing strategies and managing specific projects.

  • Ensure properties comply with health and safety regulations and take action on any necessary safety measures.

  • Facilitate and ensure compliance with the Building Safety Act requirements.



Inspection and Maintenance



  • Conduct regular inspections of residential, leasehold, and commercial properties, identifying and specifying works of repair, improvement, and redecoration.

  • Prepare reports, budgets, specifications, drawings, and contracts; tender for work as necessary.

  • Oversee and manage the progress of ongoing works, ensuring standards, timelines, and budgets are met.

  • Complete snagging, certify payments, and verify final accounts for completed work.

  • Provide detailed defect diagnosis reports and assist in tendering repair works.

  • Support Residential Portfolio Managers with managing contracts for repairs and property maintenance events, including reviewing licenses to alter and easements.


Stakeholder Management



  • Handle internal and external enquiries regarding properties.

  • Coordinate repairs and maintenance with tenants, contractors, and other stakeholders.

  • Respond to communication from leaseholders and residents in accordance with company policy.


Legal and Compliance



  • Maintain knowledge of the Party Wall etc. Act and oversee section 20 works, ensuring compliance with relevant legislation.



  • Sustainability and Environment



  • Support the companies sustainability efforts across commercial and residential properties.

  • Manage maintenance works related to amenity areas, including coordinating with the companies Tree Consultant and liaising with leaseholders.


Reporting



  • Maintain digital records of property repairs and maintenance.


Financial Management



  • Assist with insurance claims for repairs and negotiate with Loss Adjusters as needed.

  • Issue purchase orders for works and services according to company policy.

  • Approve invoices with diligence, raising queries where necessary.


Other Responsibilities



  • Undertake tasks requested by the Principal Building Surveyor or Senior Residential Management Surveyor.

  • Adhere to the companies Values and Behaviours in all aspects of the role.

  • Perform other building surveyor duties as assigned.
